Once the surface becomes brittle, small fissures open, water reaches the base, and traffic begins turning minor defects into expensive structural failures.
A scheduled sealcoating program creates a protective barrier against UV exposure, rain, and vehicle fluids while restoring a cleaner black finish. For properties with sound underlying asphalt, routine maintenance can materially extend useful pavement life and delay far more expensive reconstruction.
Our multi-step application process
- Deep surface cleaning: wire brooms, high-powered blowers, and hot-water cleaning remove dirt and debris from pavement pores.
- Oil spot priming: petroleum-saturated areas are treated so sealer can bond more consistently.
- Hot-pour crack sealing: active structural cracks are addressed before the coating goes down.
- Commercial sealer application: the method is selected around surface texture, traffic, drainage, and cure requirements.
